Thornton is one of Brisbane’s most premium addresses. Overlooking the city’s skyline, this unique development provides uninterrupted panoramic views of the riverside precinct. Hutchies worked closely with developers JGL to bring this complex project to life. Home to 13 exquisite single-floor residences, with the top floor having exclusive use of the rooftop, and a double-storey heritage residence, the building has been thoughtfully designed, curated, and styled by a team of creative leaders, including bureau^proberts, Thierry Galichet, Philip Bacon AO, and Ralph Wilson.

Prior to construction, the existing Queenslander on the site was carefully raised and temporarily supported on bridging steel which spanned from north to south boundaries. This allowed the basement excavation to commence underneath. Once the podium level was finalised, the house was then refurbished. Its heritage characteristics were maintained, integrating it as a unique feature of the development. The basement excavation was more meticulous than other similar developments as it was completed underneath the spanned structure supporting the Queenslander. The project was built over 104 weeks and faced numerous challenges due to poor weather and supply chain delays.

Thornton features a unique curtain wall design which allows openings to external perimeter planters, providing natural ventilation and texture in the façade. External automatic venetian blinds effectively shield the afternoon sun and provide privacy, enhancing thermal performance. Planter integration to inside spaces, a stacking bi-fold balcony door system allowing full-width opening from living to balcony, and integrated handmade natural stone benches are some of the standout features. Home automation systems are installed throughout the residences.

Hutchies has a long history with this precinct, having built the nearby 1 Scott Street development in 2008 and the neighbouring Walan apartments in 2019, also designed by bureau^proberts. The proximity of the construction site to neighbouring buildings, residents, public walkways, and the Story Bridge required careful coordination and management of the project at all times.

The project includes a range of energy-efficient features such as thermally efficient ceramic frit glass, which reduces heat load, along with architecture that embraces river breezes for natural ventilation and cooling. Despite the challenges, the team worked collaboratively and tirelessly to deliver the highest quality and craftsmanship for these discerning residences. It stands as an important addition to Kangaroo Point’s urban fabric.
